Welcome to Austin, Texas! Whether you’re a student, young professional, or relocating for a job, renting your first apartment in this vibrant city can be both exciting and overwhelming. Fear not—we’ve got you covered with essential tips to make your transition smooth and stress-free.
1. Budget Wisely
Before you start browsing listings, set a realistic budget. Consider not only the monthly rent but also utilities, parking fees, and any additional costs. Austin’s rental market can be competitive, so having a clear budget will help you narrow down your options.
2. Understand Lease Agreements
Read your lease agreement thoroughly. Look out for clauses related to security deposits, pet policies, maintenance responsibilities, and renewal terms. If something isn’t clear, don’t hesitate to ask your landlord for clarification. Remember, your lease is a legally binding document.
3. Research Neighborhoods
Austin boasts diverse neighborhoods, each with its own character. Research areas based on your preferences—proximity to work, nightlife, parks, or schools. Popular neighborhoods include:
Downtown: Ideal for city lovers, with easy access to entertainment and dining.
South Congress (SoCo): Quirky and artsy, known for its boutiques and food trucks.
East Austin: Trendy, with a mix of historic homes and modern apartments.
The Suburbs: Pflugerville, Round Rock, Georgetown, Hutto, Cedar Park, Leander and Liberty Hill generally offer the best move-in specials and have fantastic deals on large floor plans, offering more bang for your buck and a short drive into Austin.
4. Timing Matters
Austin’s rental market experiences peaks and valleys. Summer months (May to August) are busy, so start your search early. If possible, consider moving during the off-peak season to find better deals and avoid fierce competition.
5. Visit Apartments in Person
Photos can be deceiving. Schedule in-person visits to apartments you’re interested in. Pay attention to noise levels, parking availability, and the overall condition of the building. Don’t rush—take your time to evaluate each space. It should only take a about 30 minutes for a tour. Feel free to show up as a walk-in or schedule a tour around your availability by calling the leasing office. Lastly, bring a valid photo ID since most properties will require one to tour.
6. Know Your Rights as a Renter
Familiarize yourself with Texas tenant rights. For example:
Security Deposits: Landlords must return your deposit within 30 days after move-out.
Repairs: Report maintenance issues promptly, and landlords are legally obligated to address them.
Privacy: Landlords must give reasonable notice before entering your apartment.
7. Consider Roommates
Sharing an apartment can significantly reduce costs. If you’re open to it, explore roommate options. Just ensure you’re compatible with your potential roomies!
8. Be Prepared for Application Fees
When applying for an apartment, expect application and administrative fees (app/admin fees). These cover background checks and administrative costs. Have necessary documents ready, including proof of income, references, and identification.
9. Get Your Pet Registered as an Emotional Support Animal (ESA)
This is a great way to save money because if your pet is an ESA, the apartment can't charge pet fees, pet deposits or monthly pet rent. Ask your agent which websites they recommend for getting your pet registered before you apply.
10. Don't Delay, Apply!
Remember, Austin’s rental market moves quickly, so act promptly when you find a place that fits your needs. We recommend applying the same day you find an apartment you really like because prices, availability and specials change daily. We hate seeing our clients miss out on great specials or the perfect unit because they procrastinated getting their application submitted.
